A location on a map is only a starting point; the freight flow determines whether the site could work.

Some needs are short-lived overflow. Others repeat across a lane or several markets. The brief should distinguish dock space from labor or managed transload services, and identify who supplies equipment, people, and systems. Trailer parking or outdoor staging may also be part of the same requirement. Bringing those needs together early makes it easier to assess the complete operating picture, while each option and scope remains subject to confirmation.
